Freehold leaseback properties guarantee rental income for a minimum of nine years and allow for a VAT rebate (19.6% in France).
This could be an attractive option because it combines a return on investment with the possibility to use the property for several weeks each year.
Banque Patrimoine & Immobilier finance a maximum of 80% of the purchase price, excluding VAT however including marketing & financial engineering costs (“frais de commercialisation et d’ingénierie”). The option to borrow a 100% of the purchase price including tax is also available provided it is linked to a side investment savings account of minimum 20% in Euros or 25% in a multicurrency account.
