Banque Patrimoine & Immobilier can finance the following investments :
  • Buy to let old or new property;
  • Listed historical buildings & heritage property;
  • Off-plan or leaseback property.
Banque Patrimoine & Immobilier also finances specifically designed tax-efficient investments for French tax residents such as :
  • Scellier;
  • LMP, LMNP;
  • Malraux : renovation of historically listed buildings;
  • EHPAD : retirement homes with medical care.



Up to 80% of the purchase price can be financed, including real estate agent fees.

Otherwise the possibility of financing up to a 100% is available when :


  • 20% is invested into a Euro savings account or
  • 25% in a multicurrency account (US$, £).

Where the property will become the main residence of a tenant, the rental income will be taken into account when calculating the financial package available.

The properties financed may be rented out furnished or unfurnished for short or long-term leases.

Leaseback is a specifically designed tax investment under the LMP or LMNP status for professional or non professional lessors of furnished accommodation.

Freehold leaseback properties guarantee rental income for a minimum of nine years and allow for a VAT rebate (19.6% in France).

This could be an attractive option because it combines a return on investment with the possibility to use the property for several weeks each year.

Banque Patrimoine & Immobilier finance a maximum of 80% of the purchase price, excluding VAT however including marketing & financial engineering costs (“frais de commercialisation et d’ingénierie”). The option to borrow a 100% of the purchase price including tax is also available provided it is linked to a side investment savings account of minimum 20% in Euros or 25% in a multicurrency account.
