The “Diamant” loan is a tailor-made solution with a fixed or variable rate for investors and the answer for the international clients.
This product’s innovation is combining two phases : an interest only phase followed by a repayment phase, each flexible in the choice of duration; the maximum duration of the loan should not exceed 30 years.
The client may decide to place his/her personal cash contribution (when required) on a side-investment savings plan thereby benefiting from tax advantages. If the client wishes, at the end of the 1st period,
the option to pre-pay without penalty all or part of the loan is available by using the sums invested on the savings plan.
Building up a remunerated savings account :
- Estate diversification : investing in property while capitalising on the investment product.
- Managing assets based on market opportunities by choosing to amortise the loan or to capitalise on the investment product.
- Having the possibility to opt for “Diamant Fixed” or “Diamant Variable Secured Rate”.

The first period of 5 to 20 years :
- The client only pays the interest which is deductible from the rental income (when applicable).
- The monthly payments are lower and the rents received may cover the majority, if not the entire amount of the instalments.
- If the client chooses the variable option, the rate is capped ensuring at the outset the client is aware of the
maximum monthly payment anticipated thus enabling the maintenance of a stable cash flow.
- Switch to a classic repayment loan at anytime.
The second period of 5 to 20 years :
- The client amortizes the loan on a term he/she chooses.
- A ceiling is set on the monthly payment and the term is capped
(when choosing the secured variable rate option).
Options :
- Deferral period for up to 24 months.
- Adjust the payments.
- Postpone the payments due to a rental vacancy.
- Changeover to a fixed rate.
- Transfer the loan to a new acquisition.
- Transmit the loan to a new buyer.
